About Josh

I'm not just
in real estate.
I invest in it.

I’m Josh Handler — a real estate agent, investor, and property owner. And the way I approach real estate comes from actually owning it.

Who I am

Real estate is what I do.
Investing is how I know it.

I’m Josh Handler.

I work with people buying and selling homes, but I also spend a lot of my own time buying, renovating, renting, and managing properties.

That matters because I don’t just know real estate from the transaction side.

I know what happens after the closing.

10
years running restaurants
before real estate

Before real estate,
I ran restaurants.

Before real estate, I spent about 10 years as a partner in two restaurants in Massapequa.

Running restaurants taught me a lot about people, business, problem-solving, negotiation, and handling whatever comes up during a busy day.

You learn quickly how to deal with different personalities. How to solve problems when things go wrong. How to manage people. And how to make decisions when you don’t have all day to make them.

I still use those lessons every day.

The turning point

Then I started
buying property.

At some point, I stopped looking at real estate only as something I helped other people buy.

I wanted to own it myself. So I started investing.

The investor difference

I like the part
after closing.

Purchase
Rehab
Rent
Refinance
Manage

A lot of real estate conversations end at the closing table. Mine usually don’t.

I want to know what happens next.

Can we get the property renovated without blowing the budget?

What can it realistically rent for?

What will maintenance look like?

Does the property still make sense when we include the expenses people like to leave out?

Those are the questions I ask because they’re the same questions I have to answer with my own properties.

The other half

I'm not just
an investor.

Investing is a big part of what I do. It isn’t the only part.

I still work with families buying homes. I still help people sell. I still help people figure out whether they should move, rent, sell, or buy.

Because at the end of the day, every transaction starts with a person trying to make a decision.

Memphis became
a big part of
my story.

Memphis became an important part of my investment journey because the market gave me the opportunity to actually build and operate rental properties.

I’ve bought properties there.

I’ve renovated them.

I’ve rented them.

I’ve dealt with maintenance.

I’ve worked through the things that come with owning rental property.

That experience is what I bring to investors who are looking at Memphis from outside the market.

Where I work

New York.
Florida.
Memphis.

My real estate work has taken me into different markets and different types of real estate. Each market is different.

That’s part of what I enjoy about this business. You can’t approach every property, neighborhood, or client the same way. You have to understand the market you’re actually standing in.

How I work

What you can expect from me.

01

Straight talk

I’m going to tell you what I think. If I like the property, I’ll tell you why. If I don’t like it, I’ll tell you that too.

02

Real numbers

I’d rather look at the actual numbers than make a property sound better than it is.

03

Long-term thinking

Buying or selling is one transaction. The relationship doesn’t have to be.

Where I can help

Six places to start.

01
Find the right one, and know what it costs to own it.
→
02
Price it against what the market is really doing.
→
03
Buy in a market I actually operate in myself.
→
04
Run the numbers before the tenant, not after.
→
05
Improve the property without wrecking the budget.
→
06
Go from one property to a set that works together.
→

Tell me what
you’re trying to do.

You don’t need to have the whole plan figured out.

Tell me what you’re thinking about — buying, selling, investing, moving, or building a rental portfolio. We’ll start there.
